When we work for project developers like Art-Invest Real Estate—a long-term investor and asset manager focused on sustainable neighborhood development — we view buildings not as isolated properties, but as strategic building blocks of the city.

From the owner’s perspective, one thing was clear: the eight-story mixed-use building on Hallesche Ufer was meant to do more than just provide space. It was meant to foster a sense of identity, promote openness, and strengthen the neighborhood. Our task at Kinzo was to translate this vision into a spatial design — and to rethink the building’s program, which had originally been planned as a single-tenant property.

Together with the client, we developed a living lobby featuring shared spaces and curated amenities that intelligently combine work, socializing, and relaxation.

Covering approximately 2,150 square meters across the ground floor and first floor, as well as spacious outdoor areas, the project will feature social infrastructure designed for the New Work era: a town hall, a working garden, conference and training rooms, a library, fireside areas (informal spaces that work just as well for one-on-one conversations as they do for workshops), and dining and retail spaces on the ground floor.

From an investor’s perspective, this openness is not merely an added feature, but the true source of value. It enhances the quality of the environment, fosters a sense of belonging, and improves rentability—while making the building adaptable to evolving work styles.

Spaces are not merely planned, but curated, utilized, and managed. This creates sustainable value that extends beyond the individual lease agreement.

Architecturally, too, M40 follows this logic. The urban concrete base anchors the building in the urban landscape and brings the ground floor to life. Above it, the wooden structure—with its interior garden, exposed wooden beams, and abundant natural light—creates a calm, natural working atmosphere. Transitions, sightlines, and interfaces connect both levels—and reflect the central goal: to integrate economy and ecology, city and nature, individual and community.

For us at Kinzo, M40 is a flagship placemaking project. For our client, it is a building that makes an impact—in the neighborhood, in the market, and in the city.
